This project is a carefully designed mixed-use development with four levels of modern student housing above a multifunctional podium. To enhance the streetscape, 1,950 square feet of ground-level space on the west side houses the main lobby, leasing office, mailroom, and flexible amenity spaces. Above the podium are 91 residential units with 282 beds, featuring a mix of 30% two-bedroom, 30% three-bedroom, and 40% four-bedroom options. The building wraps around a 5,522-square-foot open-air courtyard with landscaped seating, activity zones, and recreation areas. The fitness center overlooks the courtyard, promoting wellness and a connection to nature.

Located less than a block from Boise State University, the project offers easy access to campus, downtown Boise, and local parks.
